For this project, just South of Seattle, the clients want a modern, fresh design that is low maintenance. There is an existing mobile home on the property that is in need of update. Due to code restrictions, removal is not an option. This is one of many challenges to this site, making this an exciting project in my book. The project needs permitting and oversight by multiple agencies including the City of SeaTac Planning Department, WA L&I (oversees mobile homes) and King County Health Department, as there is a septic system onsite. Because it is within the outer range of the SeaTac Airport flight path, sound mitigation requirements must be met, as well.
After clearing with L&I that we could decertify the mobile home, the project moved forward. The main footprint of the mobile home would remain, with a two-story volume attached which will contain the bedrooms. The mobile home will be lifted, a new foundation and stem walls poured creating a comfortable conditioned crawl space, mobile home replaced and secured to the foundation, and then the mobile home would be demoed down to the studs. The magic then begins, building a new space designed to create a home that fulfills the design program despite the limiting parameters.
